What the sample covers

This note summarizes median $/SF across 212 recorded industrial sales filed in county deed records for the selected metro. The sample includes arm's-length transfers with usable building area. As of last month. We publish the count because a median without a sample size is not a usable figure for desk research.

How the median is calculated

Sale price and building area come from the recorded deed and accompanying filings where available. Records missing usable SF are excluded from the $/SF calculation rather than imputed. The median is the midpoint of the remaining set, not a weighted average.

County filing timing can lag the contract date. We treat the recorded filing date as the source of truth for inclusion in the monthly window. That keeps the series comparable across months even when closing calendars slip.
