Which owners of record hold the most industrial parcels in each submarket? The answer had to come from grantee names on deeds, counted with sample sizes, not from rumors about who controls the market.

Method

Group latest deeds by submarket and normalize entity suffixes. Rank by parcel count. Publish only cuts with enough filings to show a stable ranking.

Hold periods from prior sale dates sat beside the concentration table so desk users could see turnover, not just headcount.

Fourteen entities appeared in the top ranks across nine submarkets. Counts are parcel counts from deeds, not square footage estimates.

Result

Concentration tables shipped with sample sizes. Thin submarkets stayed blank.

Filed owners only. No inferred portfolio stories.

What the table includes:
